About this area
Sotogrande and Estepona are large-plot country compared with the Golden Mile. Distances are longer, deliveries take more of the day, and turnkey new builds sit on expansive ground rather than in a packed Marbella street. Realta takes these on as principal contractor: our own trades from groundworks to handover, one technical lead, one contract. Los Flamingos and La Alquería sit in that western corridor. The work is still luxury residential — not a development package for another builder. We do not take on partial trades for other contractors. What changes here is logistics: plant, stone and joinery have to be programmed against a longer haul from the Marbella base, and the site has to stay organised when the plot is wide and the neighbours are few. Ground and drainage vary with the estate. Larger plots often mean more retaining, more run-off to design, and more metres of installation before a finish is seen. Monthly certification of work executed keeps the scope visible when the site is far from the client’s other houses. Each area carries its own building regulations and access constraints. We have worked through them. In Sotogrande and Estepona the specific demand is a full villa, built by us, on a plot that rewards planning more than improvisation.
Generic copy says “large plots and turnkey new builds.” What that means west of Marbella is a longer supply line and a site that can swallow a programme — not a smaller standard of finish.
