Realta Constructions is a luxury construction company in Marbella that renovates villas and high-end residences end to end. We take on the whole property, structure, installations, finishes and systems, as principal contractor, executed by our own trades under one technical direction, one contract and one scope.

Whole houses only. We do not take on bathrooms, kitchens or partial works on their own. If you are renovating the entire property, this is where the conversation starts.

Why luxury villa renovations fail, and why ours don't

At Realta, every trade is ours. So every interface is ours.

The most common failure in high-end renovation is not poor taste. It is poor execution. Imperfect levelling under Calacatta marble. Moisture behind a wet-room wall. A ventilation system that never quite works as designed. These are the predictable result of fragmented teams where nobody owns the interface between trades: the junction between waterproofing and tiling, the coordination between ducts and ceiling height, the sequence that decides whether floors go down before or after the skirting.

When the tiler finishes a wet-room wall, it is our waterproofing team that certified the substrate. When the electrician conceals a conduit in a partition, it is our site director who signed off the drawing.

Before we quote

Every renovation starts with a technical audit

Before we quote, our own engineers inspect the property: structural condition, hidden defects and moisture pathways, the state and compliance of the existing installations, the acoustic and thermal performance of the envelope. Nothing is assumed. The audit is the technical basis for the project definition and the fixed budget that follow. If a previous renovation left problems behind, we find them and correct them at the source. We do not cover them with new finishes.

Demolition and structural preparation.

Full strip-out with controlled waste management, structural reinforcement where required, new openings with engineering oversight.

Complete installations.

Electrical, plumbing and climate control renewed and replanned to current standards. All systems coordinated before a single wall is closed.

Waterproofing and acoustics.

Full hydraulic waterproofing in wet rooms and professional mass-spring-mass insulation in cinema and entertainment spaces. Engineering requirements, not options.

Technical finishes.

Laser-levelled bases for large-format porcelain (160×320), marble and natural stone. Minimal joints, mitred edges, curved pieces fabricated on site. Inlaid LED profiles. Bespoke carpentry at every junction.

Smart home and lighting.

Home automation, climate zoning, architectural lighting at 2700K with concealed sensors and adjustable track systems calibrated to each space.

Documentation and warranty.

As-built drawings, material datasheets, system manuals, five years on finishes and ten on structure, plus a scheduled technical review after handover.

    We visit the property, listen to what you want it to become and inspect what it is. No assumptions.

    Concept and preliminary budget

    With your designer or ours: distribution, materials palette, lighting criteria, an initial figure and an indicative timeline.

    Technical project and permits

    Construction details, installation coordination, clash detection. Our in-house legal team files and follows the licences.

    Fixed budget and contract

    Every trade, material and system measured and itemised before a single wall is touched. Signed schedule. Scope frozen.

    Execution

    Our own trades on site, one technical lead throughout. Laser levelling, continuous quality control, monthly certification of everything executed.

    Finishes and systems

    Stone, large-format porcelain, bespoke carpentry and home automation installed exactly as conceived, on a base prepared to receive them.

    Handover and warranty

    Full walkthrough, complete documentation, five-year finish and ten-year structural warranty, and a scheduled technical review months after delivery.

Questions about renovating a luxury villa in Marbella

A total intervention on the property: replacing installations, redistributing or reinforcing structure, renewing all finishes and integrating modern systems. If you are only replacing a kitchen or bathrooms, or repainting and reflooring, our model is not the right fit and we will tell you so.

Usually not. Demolition, structural work and installation replacement make the house unfit to live in. We can discuss phased execution in specific cases, but we will give you an honest technical answer, not a commercial one.

Yes. This is one of the situations we see most often: moisture, levelling failures, undersized electrical installations, badly waterproofed wet rooms. Our technical audit identifies them, documents their extent and proposes the correct solution. We correct them at the source.

For a villa of 300–600 m², execution typically runs 6 to 14 months depending on structural scope, materials and custom fabrication. The design and technical project phase adds 6–10 weeks. We issue a signed schedule at contract stage.

Yes. It is one of our technical specialities. Calacatta, Travertino Alabastino, Sant Laurent and porcelain at 160×320 require laser-precise substrate preparation, specific adhesives and installers who know how to handle pieces of that size. We have done it at Boho Club and in private villas in La Cerquilla and Marbella.

Yes. We regularly act as the construction arm for external architecture and interior design studios on the Costa del Sol. We need the design to be technically resolved enough to price and execute precisely; if it is still at concept stage, we recommend completing the technical project first.

Yes, through our own legal team. Filing, follow-up and documentation are part of the contract.
