Where we build
La Zagaleta & Benahavís
High-privacy estates on mountain terrain. Complex access, strict community regulations and long build programmes.
About this area
The Costa del Sol luxury market is not monolithic. Each residential enclave has distinct characteristics — topographical, regulatory and social — that determine what a construction company must be able to do. A contractor who has delivered well in a conventional Marbella urbanisation may be unprepared for a project in La Zagaleta. La Zagaleta operates under its own internal planning framework, with strict architectural review. Access for materials and machinery is controlled and time-restricted. The mountain terrain demands advanced foundation engineering: properties regularly sit on sloped plots that need retaining structures, cantilevered volumes and complex drainage. Working here requires prior accreditation, logistical precision and a technical team that can stay inside those constraints without losing the programme. We specialise in high-privacy estates and the logistics of mountain sites. El Madroñal and La Quinta sit in the same orbit: community rules, long build programmes and neighbours who expect the site to stay quiet and contained. Realta executes as principal contractor with our own trades — structure, masonry, carpentry, electrics, plumbing, stone and finishes — so there is one person answerable when a delivery window is missed or a retaining detail has to be resolved on the slope. In this zone the difference between a successful project and a problematic one is almost always decided before the first day on site: drawings that survive community review, a measured access plan, and a team that already knows the ground.
Generic copy says “high-privacy estates on mountain terrain.” What that means here is a private planning regime, timed gates for trucks, and plots that do not sit level. We plan for those three facts, not for a generic Marbella site.
